About Us.

Mike Gordon Chartered Building Surveying Ltd, was founded by Mike Gordon a professional building surveyor and active member of the Royal Institute of Chartered Surveyors (RICS). The company has successfully been providing building surveying services for the last 21 years. We are active members of Local surveyors Direct (A local networking platform)  and also members of the Bond solon Expert Witness directory.

The company has developed a specialty in Defect Analysis, Project Management and contractor management for residential, commercial and local government clients.

Commercially, we have been consultants working with some of the largest Project Management Companies in the UK. Mace, EC Harris, Artelia, Curry & Brown, Drivers Jonas, Carillion.

Founded by Mike Gordon a professional building surveyor in 2012, mike started his career some 13 years earlier “on the tools” with a love of construction and problem solving and also science. Becoming a building surveyor seemed to be a natural way to progress.

Expert Witness

We have most recently been working for a network of solicitors, on “Pre – Action” Reports, these often act as a dispute resolution mechanism, avoiding the need to go on to full litigation. Providing detailed reports, photo schedules and cost estimations for cases under the CPR 35 pre-action protocol. These are primarily for social and residential housing, but also includes commercial and private sector tenants. 


Residential Condition Surveys

We provide a focused service of producing condition surveys for residential purchasers needing peace of mind ahead of home purchases for all types and age of buildings. We provide detailed reports on the property, identifying any defects and their possible future costs, ahead of final commitment. We deliver these in two tiers, depending on the time and requirements of the client. 

RICS Level Condition reports.

We base all of our surveys on the RICS Level 3 survey - The RICS Level 3 Building Survey is the most comprehensive and detailed of the RICS property surveys, designed to provide an in-depth analysis of a property's condition, including its structure, construction, and fabric. This survey is particularly recommended for:

• Listed buildings

• Older properties

• Buildings constructed in an unusual way, however
old they are

• Properties you plan to renovate or alter in any way

• Properties that have had extensive alterations in
the past

• Typically a Level 3 Building Survey provides a thorough examination of the property's visible and accessible features, offering an in-depth analysis of the condition and construction of the building. It looks for a wide range of issues, including structural problems, dampness, decay, insulation, and potential hazards. The survey highlights any defects and offers advice on repairs and maintenance.

• The report includes detailed technical information on the construction of the property and the materials used, which is particularly useful for older or unique properties. Unlike the simpler traffic light system used in the RICS Level 1 and 2 surveys, the Level 3 Building Survey provides a more detailed understanding of each issue's severity and implications.


Contract / Project Management

Contract management where the client just needs a little reassurance that the details of the contract are being followed. We know that most disputes between clients and contractors often start with unrealistic expectations. We start by ensuring that what is required is realistic and fits within the client’s budget. We also ensure that the contractor’s time frame and payment requirements are similarly realistic for both parties. We ensure variations are managed, costed and agreed ahead of any deviation from the contract. We can help you to find the value in your contract.

We also offer a small dedicated Project Management service, to manage small to medium works advising clients on jargon, unforeseen costs and variations. Based on commercial working practices, stripped down to an easy to understand, cost effective and practical way of working rooted in a traditional Project management ethos.



Party wall etc. Act 1996

Party Wall Etc. Act 1996 Aims to explain in simple terms how the Party Wall etc. Act 1996 ("the Act") may affect someone who either wishes to carry out work covered by the Act (the "Building Owner") or receives notification under the Act of proposed adjacent work (the "Adjoining Owner").

If you intend to carry out building work which involves one of the following categories:

building a free standing wall or a wall of a building up to or astride the boundary with a neighbouring property (section 1 of the Act) or working on an existing party wall or party structure (see paragraph 3 below) or building against such a party wall or party structure (section 2 of the Act) excavating near a neighbouring building (section 6 of the Act) you must find out whether that work falls within the Act.

If it does, you need to notify all Adjoining Owners. If work starts without a notice being given, an adjoining owner can seek to stop the work through a court injunction or seek other legal redress
